Agents and landlords are offering great deals this season as they are trying to fill vacancies after the March peak season. You may be able to ask the agent or property manager for one month’s free rent or to waive key money, in some cases. It does not hurt to ask!

- Where: 6-min walk from Otsuka Teikyoudaigaku Station on the Tama Monorail, about an hour commute to Shinjuku.

- Where: 10-min walk from Kameari Station on the JR Joban Line, about a 15-min commute to Nishi Nippori Station on the Yamanote line, 35-min to Tokyo Staion
- Rent: ¥37,000 ($332)
- Size: 14.21 m² (153-sqft)
- Key Money: None

- Agency fee: 1 month
- Lease term: 2 years
- Notes: From here you can get to the Yamanote line in about 35 minutes and the monthly rent is well under our ¥55,000 budget.

- Where: This property is a little far from the station but in return you will get a lot more space. From Tsurukawa Station, it is about a 45-min direct commute to Shinjuku on the Odakyu Line.
